I have noticed that this year has seen some homes stay on the market with few or little price reductions that would likely sell if they were priced right.
Simply stated, if you want a certain price for your home and this List Price will not get it, take it off the market and sell it when you think the value appreciates. The longer your home is listed for sale, most typically, the lower your net price will be. List it at the correct price to begin with and you usually net more.
Some other hints are– have Open Houses; they bring in new interest. There have been few Open Houses in Sabino Mountain this year. I hold my listings open, but few other agents seem to do so. If you home is bland on the inside–dress it up; give it a little color with pretty bedspreads and towels, and put flowers on the kitchen counter.
Last year Sabino Mountain sold 20 homes. This year- after 7 months- only 9 homes have sold and there are none under contract. Russ Lyon – Sotheby’s International Realty (my broker) sold 4076 N Sabino Mountain Drive for $1,450,000, which was great since Sabino Mountain has not had a home sale that high for 7 years. I sold two of the nine homes that have sold so far this year.
