4493 N Little Rock is now priced at $299,900; click on the link to see the listing and photos next under. This one sold at 315K in July of 2004 when it was in model-perfect condtion. It needs some work now. I predict it will sell 275K or under.

This over 2,000 square foot home is located near the peak of Black Rock, and is one of the small Monterey Homes built on the ridge. It looks like it went under contract before it was listed. Follow the link to see the only foreclosure home for sale at Sabino Mountain. The 2 two-story Monterey-built homes are no longer listed for sale….so now, hopefully, the last foreclosure will sell. This will be a better situation for all those owners who want to sell their non-custom homes.

See new listing– 4279 N Ocotillo Canyon at $379,900. (Click on link to see listing and photos) This 2,236 square foot Pepper-Viner one-story home was on the market in 2008 at a higher price, and now it has has new carpet and fresh paint. With little on the market at Sabino Mountain, it is a good time to list! The three foreclosures seem to be going nowhere–seems like there is little interest in fixer-uppers, as mentioned in a previous blog of mine.

Interest rates are at 50 year low point, so many of you may want to re-finance. Also consider re-financing from a 30 year loan to a 15 year loan! Right now you can get 15 year loans for as little as 3.75% with 1 point! And depending on how much equity you have in your home you may be able to combine a first and second loan.
