4348 N Ocotillo Canyon Drive sold for $375,000 on Friday. This house sold for $430,000 in August of 2007 and that buyer added such upgrades as bamboo floors, new stainless stove and some other new touches. There is no doubt about it that prices have come down in the non-custom homes at Sabino Mountain. The custom homes have held their value much better than the smaller homes, due to the greater competition of homes for sale in this price-range.
A very pristine home listed for sale at 335K on Sunset Cliff (Montery-built) is finally under contract. This one-story home is slightly over 2,000 square feet and is as neat as a pin with some upgrades. So now the lowest price home is 350K and my guess is this Pepper-Viner, one-story home will go quick, too. Sabino Mountain is a great place to live, and soon there will be few, if any, to chose from below 400K. So if living in Sabino Mountain is your dream, and you can not afford above 400K, now is the time to buy.
Today 4155 N Boulder Canyon Place was put on the market for $1,050,000. This custom contemporary is 3,630 finished square feet and has a pool. It backs to the Sonoran Desert open space.
Last Friday, 4357 N Sabino Mt Drive sold for exactly 1 million. This almost 3,400 square foot home, located near the corner of Sabino Mt Drive and Quail Canyon sold in only 3 weeks time; the list price was $1,075,000. Goes to show if you price it right, it goes fast!
Although the applications for open -enrollment into the Catalina Foothills -District 16 deadline was Feb 29th, your children probably can still get in, if you act quickly. Last year there were some kids turned away that tried to open- enroll in the Summer since the classes were filled and they were no longer hiring teachers.
Keep in mind, Canyon View Elementary and Esperero Canyon Middle are closer than the TUSD Elementary and Middle Schools that the Sabino Mountain public school children are districted to attend. Catalina Foothills High School is closer than Sabino High School, as well.
All CF -District 16 schools have been ranked as “excelling” by the state of Arizona. The curriculum is focused on learning and thinking skills that develop the well-rounded child who can master digital-age literacy and embrace personal and social responsibility. Music, Art, Phys Ed and Spanish are taught in all the schools. There is an extensive After-School Program and an After-School Athletic Program that is priced reasonably. The only downside is that if you kids are out- of -district, you will need to drop them off and pick them up; however, there are many parents in the neighborhood who have children at District 16 schools, so there are many opportunities to car pool.
I have open-enrolled my daughter into Esperero Canyon Middle School. She previously was open-enrolled at Ventana Vista Elementary. Please do not hesitate to contact me at 615-2598 if you should have any questions about my experience.

4326 N Sunset Cliff Drive is reduced again to 335K. This house is a Monterey resale that is a 2,074 square feet; it is a one-story home with Corian countertops in the Kitchen, 18″ diagonal tiles and more. This is a great value. Call me at 615-2598 if you would like to view it! This is likely to be the bottom of the market and interest rates are the lowest they have ever been. First time home buyers and those who have not owned a house for 3 years may qualify for a 8K tax credit. There has been no better time to buy!
4028 N Sunset Cliff Place has finally closed escrow. This two-story, 2,936 square foot Monterey Home sold for $383,500. In 2005 it sold for $510,000! This short sale definitely needed work inside and out. It was marketed without the utilities on. The new buyer got a great deal.
4556 N Saddle View Drive is back on the market at a great price $350,000.
This one-story 2,236 square foot home is a resale Pepper-Viner home.
It had been on the market last year and was previously listed at $429,900 and $387,900.
4338 N Ocotillo Canyon Drive closed escrow March 30th; the sold price is $418,000. This house was purchased at forecosure auction by one of the area’s local builders who had lived in Sabino Mountain for $262,500 in December 2008. After some quick renovations were made, it was put on the market for $418,000 and sold for full price in four days. This Pepper-Viner resale is a two-story home with 2,708 square feet.
This is the second Sabino Mountain that has closed escrow in 2009. I sold 4207 N Sabino Mountain Drive for $1,250,000 on January 15th 2009. This custom ridge-top home is 3,923 square feet.
