Pepper-Viner Home Sold in Sabino Mountain

4348 N Ocotillo Canyon Drive sold for $375,000 on Friday. This house sold for $430,000 in August of 2007 and that buyer added such upgrades as bamboo floors, new stainless stove and some other new touches. There is no doubt about it that prices have come down in the non-custom homes at Sabino Mountain. The custom homes have held their value much better than the smaller homes, due to the greater competition of homes for sale in this price-range.

The Lowest Price Listing at 335K in Sabino Mt is now Under Contract

A very pristine home listed for sale at 335K on Sunset Cliff (Montery-built) is finally under contract. This one-story home is slightly over 2,000 square feet and is as neat as a pin with some upgrades. So now the lowest price home is 350K and my guess is this Pepper-Viner, one-story home will go quick, too. Sabino Mountain is a great place to live, and soon there will be few, if any, to chose from below 400K. So if living in Sabino Mountain is your dream, and you can not afford above 400K, now is the time to buy.

Open-Enrollment in Tucson – Catalina Foothills – District 16

Although the applications for open -enrollment into the Catalina Foothills -District 16 deadline was Feb 29th, your children probably can still get in, if you act quickly. Last year there were some kids turned away that tried to open- enroll in the Summer since the classes were filled and they were no longer hiring teachers.

Keep in mind, Canyon View Elementary and Esperero Canyon Middle are closer than the TUSD Elementary and Middle Schools that the Sabino Mountain public school children are districted to attend. Catalina Foothills High School is closer than Sabino High School, as well.

All CF -District 16 schools have been ranked as “excelling” by the state of Arizona. The curriculum is focused on learning and thinking skills that develop the well-rounded child who can master digital-age literacy and embrace personal and social responsibility. Music, Art, Phys Ed and Spanish are taught in all the schools. There is an extensive After-School Program and an After-School Athletic Program that is priced reasonably. The only downside is that if you kids are out- of -district, you will need to drop them off and pick them up; however, there are many parents in the neighborhood who have children at District 16 schools, so there are many opportunities to car pool.

4338 N Ocotillo Canyon Drive closed escrow March 30th; the sold price is $418,000. This house was purchased at forecosure auction by one of the area’s local builders who had lived in Sabino Mountain for $262,500 in December 2008. After some quick renovations were made, it was put on the market for $418,000 and sold for full price in four days. This Pepper-Viner resale is a two-story home with 2,708 square feet.

This is the second Sabino Mountain that has closed escrow in 2009. I sold 4207 N Sabino Mountain Drive for $1,250,000 on January 15th 2009. This custom ridge-top home is 3,923 square feet.
