4048 N Sunset Cliff Place, a two-story home that is about 2,400 square feet and has a pool and spa ,went under contract as well. The list price is $361,500 for this foreclosed home. The lender offered 3.5% closing costs to the buyer and the final sales price, of course, is unknown, until close of escrow. This home has a lovely setting, but needed some work.

I continue to be amazed by some of the photos the listing agents put in the multiple listing of their homes listed for sale at Sabino Mountain. Don’t get me wrong, some listing agents have great photos, and some ulitlize professional photographers.However, the majority have so-so photos that hurt their Sellers because they do not draw in as many buyers to view their homes for sale, as would be the case of the photos were more appealing.
4379 N Ocotillo Canyon dropped its list price to 375K. This home is less than 1,900 square feet and still seems over-priced, in my personal opinion. This one-story has a 3 car garage, 3 bedrooms and 2 baths and is in super condition. In this market, if you are not priced competitively, the house will not sell.
Today 4134 N Boulder Canyon was listed for sale at 799K. This home sold for 825K less than 2 years ago. This home joins the other Outpost Builders semi-custom home for sale with almost the identical floorplan on the same street. Both are approximately 3,400 square feet. The floorplan is the popular very open great room–kitchen–dining room floorplan. The other home has been listed for quite some time and does not have a pool, spa, or outdoor fireplace, and is priced a little less.
4399 N Ocotillo Canyon Drive–list price $449,000 just went under contract today. This 4 bedroom, 3 bath one-story home has a 3 car garage and is located on one of the larger Pepper-Viner homesites. Upgrades include granite kitchen countertops, upscale master bathroom and gas fireplace.
4546 N Saddle View Drive went under contract after just being listed a few days. The list price is $369,000, which is a great price for this almost 2,500 square foot two-story home that boasts a 3 car garage, granite Kitchen countertops, maple cabinets, and flagstone patio with fountain. To add to the list of attractive features, this home was also freshly painted and had new carpets. This buyer got a good deal!
4081 N Quail Canyon is now priced at $1,145,000 and is down from its beginning list price over a year ago of $1,349,000. It originally sold at the peak of the market in mid-2005 for 875K. It is my person opinion that it is unlikely this home will have any takers until it reduces further.

This home is another example of a home that when listed at the right price, sells. Once the Seller reduced his price, it was not long before a buyer scooped it up.
4546 N Saddle View Drive is offered for sale at $369,000; the Sellers paid $426,000 for it 5 years ago. This 2,442 square foot home boasts 4 bedrooms, 3 baths and a loft. The Kitchen has granite countertops and the home has other upgrades such as plantation shutters, and flagstone rear patio with fountain. The owners just put in new carpet and freshly painted the interior. This one seems priced to sell, and is the lowest price Sabino Mountain home listed for sale.
4507 N Sabino Mountain Drive has reduced its price to $849,000.
Many of the homes with over 3,000 square feet in Sabino Mountain are having a very difficult time getting offers since the prices are seen by many buyers as not being competitive. Homes that are priced well do sell. High-end Foothills homes have a better chance at selling when the snowbirds are here. They will be moving out within the next few months. Let’s hope we see some more price reductions so we will have more Sabino Mountain home sales.
