Open Enrollment in Catalina Foothills – District 16 School District

After doing further research I found that Open Enrollment at Catalina Foothills District 16 School District begins this Saturday. You can obtain the application on-line on Saturday by going to their website at www.cfsd16.org. There will be a special place on the website entitled “Open Enrollment”. The school district office is not open on Saturday, but you can fax in your application on Saturday. The website will provide the fax number. If I were you, I would call them on Monday to make sure they have received it. Their phone number is 299-6446. The person who can answer any questions about open enrollment is Ilona Lund and she is at extension 123. She is on vacation but will be on hand Monday December 3rd to answer any questions. I have been told that at this point TUSD will only let students out on a case-by-case basis. I was also told that if TUSD reaches unitary status, and it is likely that will happen soon, that TUSD can no longer stop parents from open enrolling students to other Pima County school districts. Arizona is an open enrollment state. Catalina Foothills-District 16 does have room for more students; this is a good opportunity for many who prefer this school district. Certainly Canyon View Elementary, Esperero Middle and Catalina Foothills High School are closer than the TUSD schools to those of us who live at Sabino Mountain.

New Buyers got a Terrific Buy in Sabino Mountain

There are some fortunate buyers of an over 1,800 square foot one-story Pepper-Viner home that has 4 bedrooms and 2 baths. This very pretty N. Little Rock home sold for $335,000. A year ago it was very difficult to find a home in this neighborhood for under 400K. It is great for the buyers who got a very nice single family home that is almost new and is located in a premier Foothills community at a townhouse price. 2007 has proved to be the year where there were many major price adjustments in Sabino Mountain. It is likely that these prices have bottomed out and are likely to go up in 2008. For the buyers who are out there waiting for the golden opportunity at Sabino Mountain, now is the time to buy or it is likely you will pay more next year. Foothills prices show signs of stabilization with less inventory than a year ago and more pending sales.

Some Good Deals are to be had in Sabino Mountain

There is a home on top of the ridge on Sabino Mountain Drive that just had a fall through; it is back on the market and is a beautiful home priced at less than 1 million. There is also a home that is priced around 400K that has over 2500 square feet, a three car garage and a small pool along with a long list of upgrades. These deals would have been unheard of a year ago. So those of you who have been looking for the opportunity to buy a ridge top Sabino Mountain home for under a million or have been looking for a family size house for about 400K should hurry up before they are scooped up!

4099 N Ocotillo Canyon – Sabino Mountain is under Contract

After being on the market for only 35 days, my listing on 4099 N Ocotillo Canyon is now under contract. Its list price is $600,000; after closing I will reveal its final price. It goes to show that even in this market, if the house shows very well, if it is priced where it should be and if it has an aggressive agent who knows the neighborhood marketing it, it will sell within a reasonable time-frame and at a reasonable price. The house is an Outpost built semi-custom home with almost 2,600 finished square feet; has a 2 car side-entry garage; has very custom and beautiful landscaping front and back; and has nice views.

Buyer Traffic during my last two Sabino Mountain Open Houses

Buyer traffic is picking up! During the last two open houses (last Sunday and the Sunday before last) at my beautiful listing on 4099 N Ocotillo Canyon Drive (priced at 600K), I had approximately 10 sets of potential buyers visit. Sabino Mt is a great place to live! The beauty is extraordinary and many buyers like newness. Sabino Mt is the last major development on Foothills ridges and that makes it so very special!

Catalina Foothills District 16 will be taking School Applications

A Catalina Foothills -District 16- school board member has told me that District 16 will be accepting applications from students now in TUSD for the school year 2008-2009. Traditionally open enrollment begins on December 1st at the District 16 Administrative office on River Rd. Last year open enrollment applications could be faxed in, but this year there will probably be a higher demand, so my guess is they may go back to only accepting applications in person from the parent or guardian. Traditionally letters of acceptance or denial are received by March. The application allows for you to pick more than one school in the order of preferance. The reason they will be accepting applications is they anticipate that TUSD will have to allow students to open enroll outside the district once Unitary Status is achieved, which should be soon. Arizona is an open enrollment state and the only reason children outside of TUSD could not open enroll to other school districts was because there was a discrimination case that started back in the late 1970s which should finally be satisfied soon. Federal Judge Bury will more than likely decide to award unitary status by the end of this calendar year.
