It took Keller Williams of Southern almost 4 months to sell 4038 N Sunset Cliff Place. The List Price is $564,900. This 2,684 square foot two- story home with 3 car garage took a long time to sell (in this market). Reasons why I can not be sure but the floorplan is not common for the community. It has a first floor study and formal living room-dining area plus family room off the kitchen. The market has not slowed down for Sabino Mountain.
Long Realty listed 4161 N Quail Canyon for way over the value of what it is worth in my opinion and with two reductions it went under contract in 52 days.This just slightly over 3K square foot home has 4 bedrooms and 2.5 baths and a 3 car garage. It originally listed for much more and finally sold for 1.1 million with 4K concessions to Buyer. This home was very smallish for homes in N Quail Canyon at only about 3K square foot as mentioned previously. Therefore all the other homes on Quail Canyon are worth more is the bottom line.
4109 N Ocotillo Canyon Drive was aggressively priced at $649,900 – listed by Long Realty. The final sales price was $642,900 with $1,400 going to the Buyers for repairs. This 2,722 square foot semi-custom home offers so many nice features: study, formal living room and dining room plus family room off the kitchen. It has an extra wide side yard in addition to the rear yard that overlooks high Saguaros in the Sonoran Desert. After the contract falling out twice, the third time was the charm. It went under contract on September 23, 2022 and closed escrow on Dec. 1st.
4239 N Ocotillo Canyon Drive is an almost 1,900 square foot one-story home with 2 bedrooms and 2 bathrooms and a 3 car garage sold at 575K. It has some nice recent updates. Long Realty listed this pretty home and it went under contract in exactly one week’s time, however, the contract fell-out and it was back on the market for only a day or so and then went back under contract and sold for full price.
4661 N Black Rock Place was listed for sale by eXp Realty at 750K and had a final sales price of 735K. This 2,119 square foot one-story home has a two car garage with twin master bedrooms and two and a half bathrooms. It has fabulous Catalina Mountain views!
4326 N Sunset Cliff Drive, a 2,074 home with 2 car garage, went under contract immediately; it was listed by Long Realty for $465,000 and the final sales price is 455K.. It last sold 13 years ago for $323,500.
4318 N Ocotillo Canyon was listed for sale by Long Realty. This 2,426 square foot home has a range-price (this is unusual) of 595K – 650K and featured a 3 bedroom, 2 1/2 bath one-story home with a 3 car garage. The final sales price is 625K. Prices keep going up. Projections are this will slow down soon with mortgage interest rates going up.
4088 N Sunset Cliff Place, a 2,074 square foot home with 3 bedrooms and 3 baths, went on the market for sale for 495K and almost immediately went under contract; it sold in late June for 540K which is 45K over the List Price. This home is being sold by the original owners who paid $277,500 for it 19 years ago. Long Realty was the Listing Broker.
4202 N Quail Canyon was listed for sale today for 1.3 million by Long Realty and sold immediately for 1,325,000. It last sold for $1,175,000 15 years ago. Surprisingly this beauty did not appreciate more. Built by Outpost Builders with the first owner being the builder himself this one has many beautiful upgrades. It has just under 4K square feet and is is sited on a .81 acre homesite with gorgeous views of the Rincons and Santa Catalinas. Outdoor features include spa, koi pond, and built-in BBQ. Inside the 4 bathrooms are beautifully appointed and there is a very large study with built-ins.
The next to the last home on the right at the end of Black Rock Place was listed for sale-4614 N Black Rock Place- for 620K; it last sold a year ago for $498,500. Incredibly the final sales price was 710K. This 2 bedroom, 2 bathroom gem has 2 bedrooms and 2 bathrooms and is just under 1,800 square feet. It was built by Monterey 22 years ago. eXp Realty was the listing agent and it went under contract within a few days of it being listed for sale! Prices are going up and up and up. Sabino Mountain is a very popular place to live and I know why!
