Russ Lyon Sothebys International just put 4085 N Black Rock Drive for $1,125,000. This 3,401 semi-custom Monterey-built contemporary sits on the ridge and has both high Catalina Mountain and sparkling city light views. Some nice features include a 3 car garage and a pool. It has a different floorplan from the other one a few doors down that is also listed for sale.
4207 N Sabino Mountain Drive sold for $1,575,000. This ridge-top home was listed by Long Realty for $1,750,000 but sold for 175K less than the asking price. It did not take long to sell it but it has been unusual for Sabino Mountain homes to sell for 10% less than the asking price. The real estate market is not as hot as it was a year ago but it is still much better than it has been for a long time for luxury homes that used to take many months to sell with not so much appreciation. Bottom line: the real estate market is still very good for luxury homes in Sabino Mountain.
4247 N Sabino Mountain Drive was listed for sale by Long Realty for $1,775,000 and went under contract in 4 days and sold on May 18 for full price! Just over 3 years ago it sold for $1,106,700. The Sellers made some appealing renovations that helped this house sell quickly.
The almost 4,500 square foot home on the ridge sold for 2.2 million. The house saw vast renovations in the past few years. After the price was reduced it surprisingly sold for the original asking price of 2.2 million and only took just over 5 weeks to sell! If you are wondering which house it is–It is located 2 homes before you reach the second gated area of Sabino Mountain- “The Retreat”.
The Ridge-top Monterey- built 2,450 square foot home with 3 car garage and pool, spa, BBQ and outdoor fireplace went on the market for 1 million but was reduced to 950K after a few days’ time. The Seller is a real estate agent at Realty Executives Arizona Territory -they are the company marketing the home. The views of the high Santa Catalinas and the beautiful Sonoran Desert are magnificent! Although prices have appreciated a lot in the past few years the market is stabilizing now and it is taking a little longer to sell homes. It is always important to pick the right price-point in the very beginning because that is when the most motivated purchasers are waiting in the wings.
4272 N Sunset Cliff Drive listed by Long Realty for 585K went under contract immediately and then went back up for sale and then a few weeks later went back under contract and sold on May 24th for full price. This 2,074 square foot home has a lot of upgrades. It is a flip-the Sellers bought it for 365K in October 2022 and then renovated it.
Long Realty had listed 4065 N Black Rock Drive for $1,350,000 in early April and a month later the price has been reduced to $1,189,000. This 3,513 square foot Monterey- built home is located on the ridge facing the high Santa Catalinas. It is always a mistake to price your home too high because usually the most motivated buyers are found in the beginning and they may pass it by if they think the price is too high.
4507 N Sabino Mountain Drive was listed in early April for 1.2 million by Long Realty; it was reduced by 100K on May 20,2023 to 1.1 million. This 3,169 square foot home is next door to the Club House and is located on the ridge. The outdoor features a spa. At night one can experience the sparkling city lights. Although the market is still very good for most Sellers, pricing the home at fair market value right from the beginning is the right choice.
It only took 40 days to put 4175N Black Rock Drive under contract. After being reduced down to $1,989,000 it only took a few days to sell. This slightly over 4,400 square foot very upgraded home has fabulous panoramic mountain views. It is listed by Realty Executives Arizona Territory.
Beautiful 4207 N Sabino Mountain Drive with luxurious just over 4,200 square feet went under contract in a month’s time; the list price is $1,750; it is listed by Long Realty. I will post the final sales price when is closes.
