The Number of Serious Buyers has Picked up at Sabino Mountain

I have noticed that in July the number of serious buyers has picked up from the past 6 months. The number of showings on homes for sale from potentially cash or pre-approved buyers has picked up with the volume about 3 times what it had been. I think this is because buyers are now believing the bottom has hit and they do not want to miss out on a rare opportunity. Typically July is not the best month for sales, but this summer could be an anomaly. In the past June and July were good months for sales of two-story moderately priced homes, since the kids are out of school and this is perceived as the best time of year to move for families; however, this Summer the activity has increased in high-end one-story homes that are typically more attractive to buyers in the first 4 months of the year. I suggest you all think about going to lunch or dinner at Zona 78’s -7301 E Tanque Verde - and then treat yourself to a gelato desert at Frost which is right next door. Zona 78’s has so many Summer Specials and the Italian food is amongst the best in town. My listing on 4134 N Boulder Canyon in Sabino Mountain is now under contract. It is range priced from 800K - 850K and sold a little over 3 months after I listed it. One Sabino Mountain Home Under Contract, Another One Falls Through and Goes Back On the Market

Long Realty Foothills office has 4299 N Ocotillo Canyon under contract after only being on the market 3 weeks. This model-perfect one-story Pepper Viner resale is 2,236 square feet with a 3 car garage and an in-ground spa. It is range-priced from $424,900 - $459,000. The final price will not be known until it closes escrow. Additionally 7525 E Crested Saguaro, a custom 6,747 square foot Outpost built home, had its contract fall-through and it is listed back on the market by Coldwell Banker for $2,495,000.

The non-custom homes in Sabino Mountain have had an especially hard time selling lately, so the sale of 4299 N Ocotillo Canyon by the Long Foothills office is especially good news for those who are trying to sell their Pepper-Viner and Monterey Homes resales.

Open Houses in Sabino Mountain are Usually Well Attended

Some real estate agents do not like to hold their listings open in gated communities, but the ones I have held open in Sabino Mountain are usually well attended. I am sure one house I held open consummated in a sale that was unlikely to have occurred had I not held it open. The only added necessity when holding a house open here is the agent needs to put directions on the middle box in the island to go to whichever gate is the entry to the house for sale with directions to call the listing agent for the gate code. Then at the far right or left gate (according to which gate I guided the potential buyer to), I remind them again that they have to call me to get the gate code (if they have not already done so). They all seem to make it down to my open house. At the present time I recommend all houses for sale have at least one open house a month. In many areas of the country open houses are not frequently visited, but in Tucson where most agents holding houses open honor the buyers’ agent even if she or he is not in attendance, there are many potential buyers that come and preview the house. Since the open house might aid in a successful sale, agents should utilize this method to market the house if the Seller approves.

Homes Selling for $438,000 or Less Get a Boost!

Sabino Mountain has had a hard time selling the non-custom homes in the past few years, and prices have seriously declined in homes under $500,000 as a result. Effective June 1st, Fannie Mae and Freddie Mac will lower their downpayment requirements to 5%. Recently the minimum downpayment requirement for those with high credit scores, good employment history, etc, has been 10%. In the past quarter all the homes that have sold in Sabino Mountain have been higher-end custom homes. Last year many owners who had tried to sell their non-custom homes gave up, since even with serious reductions in price, they had no offers. This lower downpayment requirement should give a little boost to a difficult 2008 real estate sales market.
