Two More Houses for Sale at Sabino Mountain

Both 4041 N Quail Canyon ($1,500,000) and 7605 E Crested Saguaro ($1,495,000) have come back on the market again. Click on the link–Sabino Mountain to see the listings and photos next under.(There are no photos for Crested Saguaro). Note that 4041 N Quail Canyon is also listed for rent at $4,750 per month and 7605 E Crested Saguaro has an agent’s note that it is a potential short sale.
It is still mighty competitive in the price range over a million, and there are some great bargains out there. Both of these houses will have to compete with this extremely competitive real estate market.

Sabino Mountain Foreclosure Now Under 300K

4493 N Little Rock is now priced at $299,900; click on the link to see the listing and photos next under. This one sold at 315K in July of 2004 when it was in model-perfect condtion. It needs some work now. I predict it will sell 275K or under.

Sabino Mountain House Under Contract

4645 N Black Rock Place is now under contract. The list price is 450K. This over 2,000 square foot home is located near the peak of Black Rock, and is one of the small Monterey Homes built on the ridge. It looks like it went under contract before it was listed. There has not been a home for sale on Black Rock Place for at least 2 years. The views are outstanding on this street. Click on the address to see the listing.

New Sabino Mountain Listing

See new listing– 4279 N Ocotillo Canyon at $379,900. (Click on link to see listing and photos) This 2,236 square foot Pepper-Viner one-story home was on the market in 2008 at a higher price, and now it has has new carpet and fresh paint. With little on the market at Sabino Mountain, it is a good time to list! The three foreclosures seem to be going nowhere–seems like there is little interest in fixer-uppers, as mentioned in a previous blog of mine.

Time to Consider Re-Financing

Interest rates are at 50 year low point, so many of you may want to re-finance. Also consider re-financing from a 30 year loan to a 15 year loan! Right now you can get 15 year loans for as little as 3.75% with 1 point! And depending on how much equity you have in your home you may be able to combine a first and second loan.
