Sunset Cliff Place Home Under Contract

Finally, a second home is under contract this year - it is 4079 N Sunset Cliff Place, listed at $383,250; it has been on the market just less than 5 months. This almost 3K square foot, Monterey-built, two-story home has the popular first floor master bedroom floorplan. An added bonus is it has a pool and spa. It sold for 495K seven years ago, and, at that time, it did not have the pool and spa.

Short Sale on Boulder Canyon

4224 N Boulder Canyon Place, incredibly priced at 485K, went under contract today, listed as “Active Capa”, which typically means the Seller has accepted the offer, but the Lender has not reviewed it or accepted it yet. Only about 22% of short sales are approved by the Lender and make it to closing. This 3,300 square foot, semi-custom Outpost-built home is sited on over 1/2 acre. It sold for 657K in December of 2004. (Listed by Long Realty)
Equally incredible, is that there has only been one sale in Sabino Mountain this year; it was also on Boulder Canyon and is a smaller home that sold for 535K. This home was also built by Outpost; has 2,600 square feet and is sited on .76 acres . It is located 7 doors down on the same side of the street. Surprisingly, it was only on the market just less than 3 months, which is excellent in today’s strong buyers’ market. (Listed by Coldwell Banker)
