Two Sabino Mountain homes went under contract–4281 N Sunset Cliff Drive and 4543 N Little Rock Drive. 4281 N Sunset Cliff Drive is an almost 2,100 square foot, one- story home that last sold this April for 253K and is now under contract with a List Price of $274,900. 4542 N Little Rock Drive is a two-story, 2,700 square foot foreclosure that is listed at $349,900, and last sold for 315K in 2004 and is listed by Old Adobe Realty.

4029 N Sunset Cliff Place, an almost 3K square foot two-story Monterey re-sale home that has the popular first floor master bedroom floorplan, is under contract with a List Price of 374,000. This homes’ special features besides it being an energy-efficient, passive solar home, is located at the end of the cul-de-sac with a beautiful view of the city lights. It should be noted that 7 of the 10 sales were priced under 300K–with prices ranging from 216K to $288,500. The houses priced over 300K are one that was sold for 363K that is the large 3K square foot two-story home with first floor master suite that Monterey– built and two homes on Boulder Canyon that are approximately 3,500 square feet and were built by Outpost Builders that are semi-custom homes on large homesites–one sold for $537,500 and the other with a similar (although not exact) floorplan with pool and spa sold for $610,000. The high-end homes have seen no sales in 2012. It is apparent that some of them are over-priced and will need price reductions to sell. Also summer is not a good time to try to sell expensive custom homes.

Located at the end of the second gated area of Sabino Mountain, in “The Retreat”, this one is secluded and has hard- to- find features such as a guest house, and a huge wine cellar.

4128 N Sunset Cliff Place went under contract today; the List Price is 440K; this one is listed by Keller Williams of Southern Arizona. This almost 3K square foot two-story has a custom pool, and many upgrades.

4279 N Ocotillo Canyon, an over 2,200 square foot, one-story Pepper-Viner home sold for 290K today. This 3 bedroom, 2 bath home has the floorplan with a large, soaring Great Room right off the entry; 3 bedrooms and den on one side and kitchen, family room on the other side. It is one of the most popular floorplans on the street. The back faced the mutliple acres of the Sonoran Desert. This one showed well and was truly a great deal for the buyers.
