Luxurious Builder Home in “The Retreat” is Sold

The beautiful home of the owner of Outpost Development sold his magnificent home in “The Retreat” (the separate gated area of Sabino Mountain) for $2,250,000. To the best of my knowledge, this is the most expensive resale home in Sabino Mountain, although there is no doubt that there are some homes in Sabino Mountain that are not for sale now that are worth more.

Sabino Mountain Board of Directors is Looking for New Budget Committee Members

Just a reminder - The Board of Directors mentioned in the Community Manager’s recent newsletter that they are looking for new Budget Committee members to work on the 2009 Sabino Mountain Budget. This work would only entail committee meetings in October through mid-November of this year. This is your opportunity to assist in formulating the new budget which sounds challenging since the the legal fees have gone up ; the community owes past taxes due to an oversight of the previous management company, only to mention a few items that may lead to an increase in the HOA fees that were highlighted in the community newsletter. Guard Rail Installation on Quail Canyon

The President of the Sabino Mountain Board of Directors has told me that quard rails will be installed going down the hill on Quail Canyon. There is a bad corner at Sabino Mountain Rd and Quail Canyon; then going down the hill there is a steep drop with no guard rails. This is good news for Sabino Mountain; it limits the liability of the Home Owners Association, and more importantly insures no one will end up in the steep ravine which would mean loss of life or very serious injury.

Builder’s Own Home in The Retreat of Sabino Mountain Under Contract Again

Bob Raynor’s luscious 6,747 square foot home on almost 1 acre in The Retreat and list priced at $2,495,000, went under contract in mid-August. The Retreat is a small enclave of upscale homes located in the second gated area of Sabino Mountain. Bob built all the luxurious homes in this very small, but exclusive area with tremendous high Catalina mountain views. The Inventory of Houses for Sale in Sabino Mountain is Small

There are only 4 homes listed for sale in Sabino Mountain. These homes are: Two Monterey two- story homes that are the large floorplan with the upstairs family room priced at $410,000 (short sale listing) and another one priced at $425,000; a Pepper-Viner 2,236 one-story home listed at $418,000 and one custom home that is 3,676 square feet and is located on N Quail Canyon listed at $1,349,000. Another Sabino Mountain Home is Sold

My listing at 4457 N Sabino Mountain Drive, which is a 3,390 square foot -custom home located 3 doors down from our community pool and club house sold today for $795,000. This home had attractive city views and such upgrades as 14 foot ceilings, porcelain stone floors, two fireplaces, granite counters, gourmet kitchen with large isle and veggie sink, his and hers’ master bedroom walk-in closets and a very upscale master bath with travertine floors and surrounds. After being on the market for well over a year with another real estate agent, I was pleased to sell it in a few weeks.

Remembering Embracing Sabino Mountain for the First Time

Today I was thinking about when I first experienced Sabino Mountain. My family rented a place at The Greens ( near the corner of N Kolb and Sunrise) for 3 months, so we could find a place to live in December 2003. My husband was immediately drawn to Sabino Mountain, but I had my second thoughts since it was not located in District 16 School District and I had already enrolled my first grader into Ventana Vista Elementary School. We would drive up Sabino Mountain constantly, especially since my husband really was attracted to it. Like many other would-be buyers, I looked on-line for new listings at least daily and saw the house we presently live in come up for sale. My husband was at work and my daughter was at school, but I thought I would take a quick look-see. I walked around and looked in the windows; it was vacant and then I tried the door in the back that was surprisedly unlocked. I walked in, checked it out and immediately knew this was the house for us. Every day since I have been grateful. I love facing the city and having the sparkling lights at night; I love owning part of the pristine Sonoran Desert (we live on a 2 acre homesite with most of it designated as desert area not to be built upon or disturbed except to take out buffle grass,etc); and I love the privacy. I would probably only chose to live in a gated community which Sabino Mountain is. So dream come true! Our family is truly blessed!

Recent Sabino Mountain Luxury Foothills Homes Sales

My listing at 4134 N Boulder Canyon has sold for $825,000. This home is Outpost built and is a semi-custom, one-story that is 3,324 square feet. It is in model-perfect condition and also had a pebble-tech pool, spa, custom barbeque and outdoor Kiva Fireplace.

My listing on 4457 N Sabino Mountain Drive that is range priced from $795,00 - $825,000 also went under contract. When it closes the price can be revealed. This ridge-top home boasts gorgeous city views; it is a one-story home with 3,390 square feet.

The Number of Serious Buyers has Picked up at Sabino Mountain

I have noticed that in July the number of serious buyers has picked up from the past 6 months. The number of showings on homes for sale from potentially cash or pre-approved buyers has picked up with the volume about 3 times what it had been. I think this is because buyers are now believing the bottom has hit and they do not want to miss out on a rare opportunity. Typically July is not the best month for sales, but this summer could be an anomaly. In the past June and July were good months for sales of two-story moderately priced homes, since the kids are out of school and this is perceived as the best time of year to move for families; however, this Summer the activity has increased in high-end one-story homes that are typically more attractive to buyers in the first 4 months of the year.
