The Sabino Mountain home that is a “flip” –4048 N Sunset Cliff is now under contract after being on the market for less than a week. See the fourth post below to see photos–the listing can be found by clicking on the address. This one had sold for $228,900 as a foreclosure and is now listed at $299,900 after adding new carpet and fresh paint.

A Home is Offered for Sale that is a Flip at Sabino Mountain

4048 N Sunset Cliff Place just came on the market at a list price of $299,900. It just closed escrow a few days ago as a foreclosure with a final sales price of $228,900. It mentions that it now has fresh paint and new carpet. This house is 2,400 square feet and has a pool and spa and three car garage. It is a two-story home with the master bedroom upstairs; the floorplan is unusual for Sabino Mountain and may be the only home in our community with that floorplan. New Sabino Mountain Listing on Quail Canyon

4141 N Quail Canyon is for sale at $995,000. This 2004 built home sold for $754,000 in August 2004; later the buyers added a pool and spa. It has almost 3,900 square feet and is sited on .81 acres. (Click on the address to see the listing; unfortunately there is only one photo of the house).

Foreclosure Sold in Sabino Mountain

4048 N Sunset Cliff Place sold today for $228,900. This two-story Monterey-built home has almost 2,400 square feet with a pool and spa. The floorplan is unusual and may be the only home in Sabino Mountain with the floorplan. It needed a lot of work and sold for $228,900 off a list price of $334,900. Click on the link to see the listing and photos and map below. We have yet another foreclosure to go that is located on Little Rock and now will probably sell in the low $200,000s. Sabino Mountain Foreclosure Sells for 273K

Hard to believe that 4182 N Sunset Cliff Drive that has almost 3K square feet with the lower level master suite and spool sold for only 273K! Although it was a foreclosure, it did not look like it needed so much work that it would sell for 273K. This is a tremendous bargain for the buyers! There is only one foreclosure for sale in Sabino Mountain and it is a Pepper-Viner built one-story home with 3 car garage that is priced below 300K. With this low comparable, my guess is that one will sell around 225K. To check that one out give me a call at 520-918-2410.

Two More Houses for Sale at Sabino Mountain

Both 4041 N Quail Canyon ($1,500,000) and 7605 E Crested Saguaro ($1,495,000) have come back on the market again. Click on the link–Sabino Mountain to see the listings and photos next under.(There are no photos for Crested Saguaro). Note that 4041 N Quail Canyon is also listed for rent at $4,750 per month and 7605 E Crested Saguaro has an agent’s note that it is a potential short sale.
It is still mighty competitive in the price range over a million, and there are some great bargains out there. Both of these houses will have to compete with this extremely competitive real estate market.
