Another Sabino Mountain Home is Sold

4288 N Ocotillo Canyon Drive sold for $390,500 from a list price of $394,500. This beautiful, 2,300 square foot one-story Pepper-Viner built home has a three car garage, travertine floors, granite countertops, a fireplace and the list goes on. It is in model-perfect condition! Another buyer got a great home in beautiful Sabino Mountain!

Some Smart Future Sellers at Sabino Mountain

Lately, some smart Sabino Mountain sellers have taken their homes off the market. This is a wise decision for all of those custom home sellers, because most of the Sabino Mountain custom homes that are on the market now are over-priced and as a result, these listings just weigh down the market. Real estate is always greatly influenced by “suppy and demand”. Better to take them off the market and wait for a better time to sell.
On the other-hand there is no supply of non-custom homes at Sabino Mountain. Just a few foreclosures, and lots of folks do not want to buy a fixer-upper. It is a Great Time to Sell at a Non-Custom Home in Sabino Mountain

If you are thinking about listing your non-custom home in Sabino Mountain that would list for 400K or less, this is a great time to put your home on the market. The reason is there are only 2 homes listed for sale (that are non-custom homes) and both are foreclosures. There is a third foreclosure that is schedule to go to auction shortly, so it should be gone. Not everyone wants a fixer-upper. The 12th Home Sale of the Year at Sabino Mountain

4318 N Ocotillo Canyon Drive closed today for 390K. This 2,379 square foot house has a 3 car garage, a fireplace, a whirlpool tub in the master bath, amongst other upgrades. This 3 bedroom and den floorplan has 2 1/2 baths and has the popular one-story split-floorpan with gourmet Kitchen facing the rear Family Room. It took a long time to sell because it had been over-priced for so long; once it was priced at $399,999, it was no time before it went under contract and ultimately sold for 390K.

How Sabino Mountain Homes Sales Have Changed

A few years ago Sabino Mountain saw few sales in the non-custom homes and many sales in the high-end custom homes; not so today! Now it is very hard to sell the custom homes for two reasons–the luxury Sabino Mountain homes for sale are mostly over-priced, and the high-end market is now extremely selective since there are so many good deals out there. On the other hand, although 13 Sabino Mountain homes priced at less than 500K have sold since January 1st, most have sold for a significantly lower price than they would have sold for more than two years ago.

Another Reduction in a Foreclosed Home in Sabino Mountain

4493 N Little Rock has been reduced yet again and now is $329,900. It was listed 85 days at $379,900 which definitely was too high for a foreclosed one-story home that is 2,213 square feet. This 3 bedroom+ den (that could be a 4th bedroom) home has a 3 car garage, granite counters and a a flagstone patio. It is certainly moving downward to a price that is likely to get an accepted offer soon.
