Another Home Sold in Sabino Mountain

A Pepper-Viner two-story home at 4546 N Saddle View Drive closed yesterday at $369,000, which was also the list price. This home has 2,442 square feet and has three garage spaces, granite countertops and a flagstone patio. It was on the market less than a week!

New Listing in Sabino Mountain

Today the Long Foothills office listed 4288 N Ocotillo Canyon Drive, a 2,300 square foot, one-story Pepper-Viner home that has a split floorplan at $394,500. Nice features include a 3 car garage, a fireplace in the Family Room, granite Kitchen countertops, and some rooms have travertine floors. This one should not be on the market long since is priced to sell, and it is priced in the Foothills popular price-range, just under 400K.

A Sabino Mountain Foreclosure Home is Reduced to $349,900

4048 N Sunset Cliff Place is reduced down to $349,900 after being on the market 3 months. This 2,400 square foot two- story home has a 3 car garage, a fireplace and a pool with a spa. Additionally, they are offering 3.5% towards closing costs, or closing costs and appliances.
It will probably sell now. It is in rough shape and has a very funky upstairs family area with multiple phone lines. The fireplace in the first floor living room seems off- center, too. A few years ago, when the Seller before last had it for sale, I saw this house and it was in pristine shape. How things have changed! Goes to show, if you can continue to wait when you see a foreclosure you like, you may get a very nice price in the end. However, someone else may scoop it up along the way.

As Soon as it Reduced its Price, this Sabino Mt. Home Went Under Contract

4318 N Ocotillo Canyon Drive, a 2,379 square foot Pepper-Viner built one-story home that is listed for $399,999 went under contract on Monday. This home has some nice features as a three-car garage, a fireplace in the family room and the master bathroom has a jacuzzi tub with glass block surrounds. This is another case where the buyers got a great deal! The home had been on the market for over 7 months and likely would have come under contract sooner had it been priced more aggressively to begin with. The Sabino Mountain homes priced at 500K and below have been selling quite steadily this year.

Another Sabino Mountain Home is Reduced

4182 N Sunset Cliff Drive, a foreclosure, has been reduced down from $404,900 to $389,900. This two-story Monterey-built home has the popular floorplan that is almost 3K square feet with first floor master bedroom suite. It boasts a small pool, new paint and carpet. It has been on the market 35 days.

Another Price Reduction at Sabino Mountain

After being on the market over 7 months it is no surprise that 4318 N Ocotillo Canyon Drive reduced its price to $399,999. This home has 2,379 square feet and is a one-story home built by Pepper-Viner. Most of the other Ocotillo Canyon homes it competed with have sold, and this one probably would have as well, if the buyers had not perceived it to be over-priced. The key to selling your home quickly is to list it at the right price in the beginning. The longer it stays on the market, typically, the lower the net price will be.

Another Sabino Mountain Sells

4399 N Ocotillo Canyon Drive closed escrow on Friday with a final sales price of $403,500. This Pepper Viner-built home has over 2,600 square feet. It has a three car garage, a fireplace, an upgraded master bathroom, and granite kitchen counter-tops.This floorplan has a front study with a large rear kitchen will adjacent family room. The list price was $449,000; the final sales price was about 90% of the asking price, which is a big stretch downward from the list price, which is very atypical in this price-range. These buyers got an excellent deal!

Another Price Reduction at Sabino Mountain

4035 N Boulder Canyon reduced its price to 730K. After being on the market for over 7 months,it makes sense to reduce it to try to stay competitive. This is an Outpost Builders, over 3,300 square foot semi-custom home, located at the end of the street on a private cul-de-sac. This home has a very contemporary flair and has the popular large great room floor plan where the Kitchen, Dining Room, Breakfast Nook and Great Room are all open when you come in the front door. There is another home with the same floorplan located on the same street listed for just under 800K; it has a pool and spa and I sold this one for 825K just about 2 years ago. Prices have certainly come down in the past two years though, and Sellers have to list their homes accordingly, or they do not sell. Wish it were not so, because I live here, too!

Two Home Sales in Sabino Mountain

4199 N Ocotillo Canyon–list price at $389,900 sold for $375,000 today. This very pretty 2,200 square foot Pepper Viner one-story home boasts a fireplace, a 3 car garage, and granite countertops in the Kitchen. This house has no houses across the street, so it faces the Sonoran Desert in front and back. I was the agent that represented the buyer in this purchase.
Addtionally, I represent the Buyers and Sellers on 4109 N Ocotillo Canyon, list priced at 500K. This model-perfect and very upgraded, one-story, semi-custom Pepper-Viner home has over 2,700 square feet; it is located in the custom lot section and has Sonoran Desert views in front and back, and the rear has Catalina Mountain and city views. The front has a rare Sabino Mountain view of the Rincons! City lights are gorgeous from this area of Ocotillo Canyon! This home will close escrow in early June.
It is great to sell homes in the neighborhood in which I reside and love!
