Prediction for 2009 Home Sales in Sabino Mountain

While many real estate agents may be afraid to predict 2009 home sales, I want to go on record predicting sales will pick up in 2009 since interest rates are at the historic low of under 5%. High-end Sabino Mountain homes have fared better than the less expensive resale Pepper -Viner and Monterey Homes. This trend will continue since a few foreclosures have hit the entry- level homes of our community and this brings the prices of the non-custom homes down. Also mortgages still require a minimum of 10% down in the entry price ranges of Sabino Mountain, and jumbo loans over 417K usually demand even more money down. That being said, Sabino Mountain has always attracted its fair share of those who can afford higher -end homes and many seek our location for its very rare beauty with views of multiple mountain ranges, sparkling city light views and that it is surrounded by the unspoiled Sonoran Desert. New listing 4128 N Sunset Cliff Place

I will be listing the crown jewel of Sunset Cliff tomorrow. This gorgeous home is the 2nd home on the left as you go down Sunset Cliff Place. It is one of the few homes on the street that has a pool and this one is heated and jetted and is not a spool; it has waterfalls, is pebbletec and has an inground cleaning system. Sabino Mountain Weekly Trash Pick-Up

Since Sabino Mountain trash pick-up has changed from twice a week to once a week, we have found our trash cans fill up too quickly. We called Saguaro and they dropped off an additional trash can and are charging us $5.00 more a month. Saguaro Environmental’s phone number is 745-8820.
The Sabino Mountain HOA has obviously been trying to reduce costs by eliminating one trash pick-up and closing the pool and spa down for Winter.
I believe they are aiming to keep the HOA fee to $100 per month which is paid as $300 per quarter.

Community Pool and Spa Closed for Winter; District 16 Starts Open Enrollment

I thought this would be a good time to remind residents that the Community Pool and Spa is closed for the Winter and will re-open April 1st. I happened to drive by the parking area of the community office and noticed the big sign that it was closed, so I called Management and they confirmed both the pool and spa would be closed this Winter. The closing is to save community funds and keep HOA dues down.
Today starts Open Enrollment at District 16-Catalina Foothills. This year you can get the application on-line. There is a large enrollment of middle and high school children who are open-enrolled to District 16 from this neighborhood and the communities close to Sabino Mountain. Some also tend to open enroll their elementary school age children into Canyon View Elementary that is located right across from Sabino Canyon; Esperaro Middle is on the same campus. This school district has a great website where one can find answers to many questions about open enrollment. It is easier than ever to enroll your child into District 16 schools.
