Today 4028 N Sunset Cliff Place went under contract. This 2,936 square foot two-story Monterey Home is listed at 410K. We will not know the final price until it closes escrow at which time I will inform you of the price via this site. This one has a gorgeous city view and is located at the end of the street. It sold for 510K in August of 2005. A short sale is a sale whereby the lender accepts a sale that will net less than the amount due on the present mortgage. I just spoke to the listing agent of the beautiful house listed for sale on 4348 N Ocotillo Canyon which is priced at $435,000. She said this house is getting about 5 showings a week. This is on par with the number of showings that house would have gotten a year ago. Although the market has slowed down, Sabino Mountain still remains very popular.

The number of Sabino Mountain homes listed for sale still remains fairly low with no homes listed in the entry custom home price level. What a great time to list a home that would be priced between $550,000 and a million. When your competition is limited, your home becomes easier to sell and nets a higher price. I believe that most homes for sale should have a lock box to allow for an easy showing by real estate agents to their respective clients. Lately I have noticed there are some homes that are listed for sale in Sabino Mountain that do not have lock boxes and never hold their homes open on Sundays. Therefore, in order to see the house, the real estate agent who has interested buyers has to make an appointment to meet at the house when it is convenient for the listing agent or one of his/ her representatives to show the house. In this challenging market it makes sense to make showings as easy as possible and have the house held open at least once a month. Of course, there are some situations where it is better not to have a lock box– such as when there is a guard dog present and for safety and liability purposes the sellers and listing agents should take no chances on someone coming in via the lockbox without enough notice of the showing. Of course, the listing agent should check a home often that has Sellers not living in the home at the present time. This is what good listing agents are supposed to do. Real estate agents that show the home can follow directions on how to de-activate and re-activate alarm systems. There should be as few as possible road-blocks to make the house very accessible to potential buyers.

The Long Foothills office has listed this beautiful 2,236 one-story home with many new upgrades: new bamboo floors, new stainless appliances, etc. It has a large screened porch and the rear has a tremendous view of the pristine Sonoran desert, and the high Catalinas. The beautiful home of the owner of Outpost Development sold his magnificent home in “The Retreat” (the separate gated area of Sabino Mountain) for $2,250,000. To the best of my knowledge, this is the most expensive resale home in Sabino Mountain, although there is no doubt that there are some homes in Sabino Mountain that are not for sale now that are worth more.
