Reminder Catalina Foothills School District 16 Open Enrollment ends 2/28

This is a reminder to all Sabino Mountain residents who wish to Open Enroll their children to attend Catalina Foothills - District 16 Schools this coming fall. Open Enrollment ends February 28th. You can open enroll on-line by clicking www.cfsd16.org. Every year each student that is open enrolled must re-apply. Keep in mind Canyon View Elementary and Esperero Canyon Middle School are right down the street. If you open enroll your child there is no school bus service. The Catalina Foothills District 16 schools are ranked at the top for public schools in Arizona.

Sabino Mountain Marketing Gone Astray

Two homes that are listed for sale–4507 N Sabino Mountain Drive ($895,000) and 4081 N Quail Canyon Drive ($1,195,000) no longer show that they are located in Sabino Mountain. I have no idea why they are listing the homes as active for sale, but with no subdivision name. They previously were correctly listed as homes located in Sabino Mountain.Perhaps the agents think there are too many for sale in Sabino Mountain. Sabino Mountain is a popular neighborhood, however, homes need to be priced competitively with other Catalina Foothills homes for sale. Additionally, I think it is misleading not to reveal the subdivision.

Another Sabino Mountain Home Went Under Contract Today

For the third time 4129 N Ocotillo Canyon Drive has gone under contract. After multiple price reductions, being on the market almost 8 months, and an original list price of $518,000, finally with a list price of $439,000, it looks like the price attracted a welcome buyer. This semi-custom Pepper-Viner home has a larger, 1/4 acre homesite than most of the other Pepper-Viner homes. A plus is there are no homes located across the street–that has a pretty view of the Rincons. It is a modified and larger version of the popular Pepper - Viner floorplan (2,600 square feet) that has the large formal living room + dining area off the foyer.

Another Sabino Mountain Home Sold Yesterday

4155 N Boulder Canyon Place sold yesterday for $900,000. This exquisite custom contemporary home is impeccable in every way! Greg Simmons, well-known Tucson contemporary architect, did a fine job designing this home that sits perfectly on the homesite. I welcome my new neighbors who will live 2 doors up from me!

Another Home is Sold in Sabino Mountain

Today I sold my listing at 4128 N Sunset Cliff Place for $439,000. This two-story Monterey home has almost 3K square feet. It has a custom, pebbletec, heated pool, BBQ and very upgraded interior. There are some nice Catalina Mt views; it is very upgraded and the original owner took special care. We listed it at 459K and within a few months it went under contract. The key to selling in the present real estate market is: have an aggressive real estae agent that is listing the home at a competitive price.

7605 E Crested Saguaro is Back on the Market

Now there are 16 homes listed for sale at Sabino Mountain. This number is much higher than I have ever seen in the last 6 years I have lived here.

After trying to sell for 3 years, 7605 E Crested Saguaro has come back on the maket at the same price it was when it was last listed–$1,695,000. This beautiful home is in “The Retreat” which is located in the second gated area off of Black Rock Drive. I hope they are able to sell it while it is listed at this price. The market for homes over 1 million has taken a significant turn, with most folks having to reduce their list prices over what they could expect a year ago.

Supply of Sabino Mountain Homes is Vast

Gosh I can not remember a time when there were 15 homes for sale in Sabino Mountain. Homes are for sale from almost 300K - 1. 5 million.
Unfortunately most will not sell at the list prices they are offering. There are a few homes on Ocotillo Canyon in the lowest price- range that have a good chance of selling, but the rest are likely to lanquish on the market until their list prices drop. The two on Ocotillo Canyon that have competitive list prices would benefit from Open Houses. As mentioned in a previous post, I have sold 2 of the last 5 listings I have had at Sabino Mountain by personally holding them open. My in-depth knowledge of Sabino Mountain has helped sell my community homes for sale. All could benefit from brochure boxes since many folks move from one house to another in Sabino Mountain; some are renters; others are owners moving up or down. In this market, you need an aggressive agent, even if your house is priced right.

This Pepper-Viner 2002 built one-story home is almost 1,900 square feet, has a 3 car garage, a fireplace, granite counters in the kitchen, and tile floors. Also it has new carpet in the bedrooms and is freshly painted. The exterior flagstone patio backs to the pristine Sonoran Desert open space.

Sabino Mountain Annual Meeting Tomorrow Night

Remember tomorrow night–Monday–at 6:30PM is the Sabino Mountain Annual Meeting at Fruchthendler Elementary School at 7470 East Cloud Rd. The Board will discuss miscellaneous issues to include proposed rules and regulations and summarize the Board’s 2010 accomplishments.
